We are looking for:
PLANNING UPLIFT DEALS £2-25M
We are keen to acquire freehold sites where we can use our skills and finance to achieve planning for commercial, residential or mixed used schemes. This could involve buying greenfield land or town centre brownfield sites.
Over a 2 to 10 year period we will achieve planning consent to maximise values, as we did at our Abbey Wood project, London SE2, where derelict factory premises and open land were transformed into a 400,000 sq. ft. mixed use scheme.
VALUE ADD INVESTMENTS OF £2-25M
These can be industrial break ups where we would create small units of 2,000-10,000 sq. ft. (see our Chessington scheme) or investment property which can benefit from “heavy” asset management such as redevelopment, refurbishment or change of use. We are buying into non-institutional property and transforming it into something significantly more valuable.
PENSION FUND INVESTMENTS OF £500K TO £1.5M
We are keen to acquire small investments which could be industrial, leisure, retail or office use where we believe over the medium to long term we can keep the income flowing and at the end of the lease either re-let or redevelop to a higher value use.
